My partner and I stayed at B&B at Eleven for three nights in December and had the airport pick up from Delhi International airport. Ajay was really helpful with arranging the booking and responded quickly on email which was reassuring.The driver picked us up with no problems despite our flight being 2 hours late. We received a warm welcome from Ajay and were given lots of advice, great food and a relaxing space away from the hassles of Delhi. He was really helpful with catering for our dietary requirements (vegan). The room was clean and has a really comfortable bed. We had great sleeps! Ajay was also really helpful with arranging onward travel and making suggestions about where to go sightseeing and where to eat. I will definitely recommend this place to other people.

My wife and I stayed at this wonderful B&B for the past 4 days. We were welcomed by Ajay and his staff in the most hospitable way. The room was clean and very spacious. The bathroom was nice with new fixtures and plenty of hot water (something that is not found in all guest houses). Ajay took time each day to help us plan our daily activities as well as provided us with some great restaurant recommendations. We wanted to get off the tourist path and Ajay helped us with the best local places and even took us out for dinner at one of his local favorite places. I feel like Ajay will be a friend for a long time to come.

Eleven is truly a haven from the madness that Delhi can throw at you, unfortunately I couldn’t get here when I first arrived in India so spent a night in Karol Bargh (not recommended!). Eleven is the best place I’ve stayed in India in my Delhi-Agra-Fathepur Sikri-Bhratpur-Jaipur-Jodhpur-Delhi jaunt. (Anyone planning on going to Bhratpur to see wild birds, the monsoon was bad and there is very little wild life at all, most people that I’ve discussed this with say it’s been their biggest disappointment)

It has been great staying here at Eleven, especially to escape from some of the madness in Delhi. Staying in this area away from the craziness and the touts of Old Delhi has been a great way to ease into India.

Nous avons passé deux jours delicieux dans cette maison ou nous nous sommes senties comme chez nous. L accueil d Ajay et de son pere est fort sympathique et familial , c est un petit coin de paradis et de tranquilite dans le tumulte de Delhi. La chambre est agreable et nous n avons pas eu une aussi belle salle de bains de tout notre sejour en Inde .

Le repas du soir est un delice et nous aurions tellement aime avoir la recette des aubergines….mais c est un secret…..le petit dejeuner est egalement un moment de plaisir, tout est frais et bon.

Lovely place to stay in Delhi, Ajay made my 5 nights here very enjoyable. The room is very comfortable with a good shower – essential when you get so grimey spending time in Delhi! Ajay was a great help when I had some difficulty with my cash card, making what could have been a very stressful experience much easier. Great Place to stay in Delhi to escape the madness! Very clean rooms, which felt safe and secure. Ajay was very helpful from the moment I enquired over the internet about a room at ‘eleven’ to the second we left. The place is very homely and has hot water and great breakfasts, it’s a serene place to relax in a hectic city! We loved it so much we wanted to stay on our return visit to Delhi, but as with all good hotels, they don’t stay vacant for long…I hope we are lucky enough to find another place to stay which is half as good as ‘eleven’!. Thoroughly recommended 10/10.

Nizamuddin east #11 is indeed a home away from home...the rooms are comfortable and sparkling clean...great breakfast and especially absolutely wonderful hosts!
It's not too far from the shopping and banking center, but far enough to allow you to relax after a long day in town.

We were lucky to find this space in Delhi which we will recommend to anybody!!!

Touchdown at near midnight in a hectic, chaotic city. Frantically search for my name in the sea of bodies at the airport arrivals ‘lounge’. A small hand rises in the crowd to flash my identity written in texta – a comforting feeling to two jet-lagged souls being introduced to India. We escape from the hordes, and then take a brisk drive through the maddening traffic to our sanctuary in chaos – ‘Breakfast At Eleven”. Such a warm welcome from our host, Ajay. We settle into our allocated space that greets us with crisp linen, oh-so-hot water and any request fulfilled with an instant smile. Our home away from home!

The morning greets us with the gastronomic delights of omlette, fruit salads, tea and toast, just the thing to face the challenges this new day is sure to bring. The welcome from Ajay’s father is delightfully warmer than a mid-summer Delhi day!! Such a wonderful smile and laugh, instant friendship and advice, propels us into the day with light hearts and a sense of adventure!

If you want Delhi to greet you with welcoming arms, then reserve a room at “Eleven”, you won’t regret it!

Finding a good mid-range place to stay in Delhi is akin to looking for a needle in a hay stack! However, after several days of searching I stumbled across Ajay’s BnB and what a great find! The food is great, room and linen are spotless, bathrooms are clean and yes, there is 24hr hot water! The BnB is located in a quiet residential area and there is a nice park where you can kick back in the evening or join the early birds for a brisk walk or run.

Ajay and his Dad are very engaging and they really made me feel welcome. You will have no regrets if you stay here and I will certainly refer my friends.

Wonderful place to stay, we were very happy to have found “eleven”. Ajay and the staff were very helpful, which made it a very easy initiation to India. We were given advice on sights, prices of rickshaws and anything we needed Ajay helped as much as possible.

The breakfasts and dinners were fantastic, healthy and tasty food. We stayed in both of the rooms on two different stays and they were both very clean and comfortable, linen was new and the bathrooms clean also.
We will definitely recommend this place to friends who are coming to Delhi.

This is a lovely place to base yourself in Delhi away from the crowds. It provides the balance you need. We have stayed here only one night but it has been a very comfy stay with a hot shower and a lovely breakfast with vast amounts of hot toast!! We will try to return here on our journey home as it is a truly hassle free stay. The owner of the bed and breakfast is very friendly and is able to offer any advice that you may need to enjoy your stay in Delhi…priceless information like estimated rickshaw prices, really helps to get you started.

We really enjoyed our stay. It was great hospitality, the dinner and breakfast were both fantastic, it was much nicer eating here and the food tasted great and there was more than enough, it could have fed 4 let alone just the two of us. We would highly recommend this place, will be certainly returning here when coming back to Delhi. Wished we had another night to explore and then to return here to this peace after the day in the Delhi madness. Shower and bed was great, all comforts were well thought of. Any questions we had about anything could be answered and accommodated perfectly.
Ideas: Could be good just to show where the light switches are so we can remember where to turn them off at the night.

I have just spent a night at “Eleven” – and I would certainly recommend it to anyone contemplating staying in Delhi. 
The owner, his father and staff were most accommodating, nothing was a problem, and I felt as if I was in a” home away from home”.
The locality was quiet, surrounded by lots of parks and gardens, but easily accessible to monuments, sights and transport.
My room was extremely quiet, clean and comfortable (particularly the bed)– one of the nicest rooms I have stayed in during my 3 weeks in India .
I also enjoyed the food – I had a delicious dinner, and breakfast was most satisfying.
It was a lovely place to stay, and I am sure anyone coming to Delhi would enjoy a few nights at “Eleven”.
